Introduction
Tucked away behind a wooden gateway in the heart of Lambourn you’ll find a secret courtyard garden filled with blooming roses and the very charming Broadway House. This handsome Grade II listed 4-5 bedroom home dates from the 18th Century and is absolutely bursting with charm and character.

Despite its location in the centre of the village, Broadway House has a real sense of tranquility, with lots of space, elegantly proportioned rooms and lovely gardens to the rear. If you are looking for a spacious, character village home, Broadway House offers a wonderful lifestyle.

The entrance to Broadway House is pretty as a picture, with pink roses growing around the porch. Downstairs, the rooms are well proportioned, light and elegant, with high ceilings and period features. There are two sitting rooms to choose from, both with light and bright with beautiful sash windows and fireplaces. The flexible layout means you could use one room as a family ‘den’ for watching TV and the other for entertaining. The more formal of the two sitting rooms, to the left as you enter, is a really lovely space, beautifully decorated in period colours and with wooden floorboards and an open fireplace where you could curl up with a glass of wine in front of a roaring fire on a winter’s evening.

The formal sitting room opens out into a spacious and light filled dining room, which has another door opening out onto the courtyard garden. This is a fabulous room for entertaining, with enough room for a large dining table to gather around, and direct access out into the courtyard garden on warmer evenings.

The charming farmhouse style kitchen features a large range cooker, wooden cabinetry and worksurfaces and a butler’s sink. There’s plenty of room for storage with two large pantry cupboards, and you’ll enjoy a peaceful morning coffee sat up on the breakfast bar overlooking the internal courtyard garden.

This lovely home features two staircases to reach the upstairs bedrooms. The first-floor layout is currently arranged as two separate areas reached by separate staircases. However, there is an interconnecting corridor upstairs should you wish to join the main bedrooms together again.

The first staircase leads up from the main entrance hall with its lovely black and white tiled floor. Up here you’ll find three double bedrooms, all of which overlook the peaceful courtyard garden. There is a stylish bathroom on the ground floor with tub, WC and overhead shower serving these bedrooms.

The second staircase leads to the master bedroom – a peaceful, light filled haven with a large window and plenty of built in storage space. There’s a huge bathroom with a large tub for soaking and a separate shower unit, and a home office which could also become a fifth bedroom.

This is a simply stunning home and we look forward to showing you around.

Outside
Just across the courtyard is a spacious outbuilding with a large utility room and a workshop beyond, which is currently being used as a pottery studio. You can enjoy the suntrap of the lovely courtyard at the front of the property, or follow the pathway around to the rear of the house which opens up onto a lovely wide patio and peaceful walled garden with lawns, mature plants and trees a lovely view of the church.

There is a double garage with electric doors which is accessed just off Oxford Street and additional parking for two cars next to the garage
