From the moment you pull into the sweeping gravel driveway at Brooklyn Mill we think you’ll fall in love with its impressive frontage built in the style of a period mill house, pretty stream meandering alongside, masses of indoor and outdoor space and stunning views across the Oxfordshire countryside.
Individually built in 2009, Brooklyn Mill offers nearly 5000 square feet of flexible family living, with five bedrooms (three ensuite), open plan kitchen/family room with vaulted ceiling, formal sitting room, games room and a separate annexe. It’s all set in a peaceful semi-rural area close to the pretty Oxfordshire village of Drayton. Brooklyn Mill is available with no onward chain.
Located in a small private development of houses, at Brooklyn Mill you can enjoy peaceful rural living with stunning countryside on your doorstep, but with easy access to shops, facilities and transport links. You’re just a ten-minute drive to Didcot Parkway station where you can hop on a train to London taking just 45 minutes. You’re also five minutes away from Milton Business Park, Harwell Science Campus and access to the A34/M4.
Downstairs offers an effortless flow of rooms and fantastic, flexible living spaces. The well-designed layout lends itself perfectly to effortless entertaining with nearly all the rooms opening onto a central courtyard. The current owners tell us they have enjoyed some fantastic parties at Brooklyn Mill!
The chic, country style kitchen offers plenty of elegant Corian work-surfaces, an elegant range cooker and enough space for a huge dining table in front of French doors which open out onto a pretty inner courtyard. You could host wonderful family lunches or dinner parties here. The kitchen flows into the first of two downstairs sitting rooms and is the heart of this home - a natural space for family and friends to congregate. Off the kitchen there is a large utility room with useful separate shower and WC.
Across the spacious hallway there is a light and bright formal sitting room with central fire surround and dual aspect windows. Downstairs there’s also a fantastic L-shaped games room and bar which is large enough for a full-sized snooker table, or gym equipment if fitness is your thing. This is a room that could be used for all sorts of things – a separate self-contained living annexe, home gym, office or playroom for the kids.
Upstairs there are five spacious bedrooms to choose from arranged over two floors. Our favourite is on the second floor and offers stunning views over the Oxfordshire countryside, a luxurious walk-in wardrobe and an enormous ensuite bathroom with walk-in shower. Both bedrooms on the second floor and the master bedroom on the first floor have ensuite bathrooms. A family bathroom with Jacuzzi tub serves the further two bedrooms. Four out of the five bedrooms offer lots of storage space thanks to built-in or walk-in wardrobes.
Outside across the gravel driveway is a fantastic separate two bedroom detached barn-style annexe. Currently this is arranged as a one-bedroom first floor apartment with fully fitted kitchen, bedroom, sitting room and bathroom, and a ground floor studio office/apartment with shower room and kitchenette. This could easily be used as a home office, Air BnB, or as an ideal space for a granny or teenager wanting their own space.
Outside & Gardens
The flexible layout of Brooklyn Mill continues once you’re outside. Nearly all the downstairs rooms open onto a fabulous inner courtyard which is currently set up with an outside seating area, bar and hot-tub. There is also a swimming pool underneath decking, which could easily be restored. To the rear of the property there is a sunny lawned area with incredible views over open fields where you can while away the hours with a glass of wine in your hand.
Brooklyn Mill is situated close to the lovely village of Drayton – a charming and quintessentially English village with a good range of shops and facilities including a newsagent, post office, general store and village halls. There are some cracking pubs nearby including The Red Lion in Drayton, The Fish and The Swan in Sutton Courteney. Regular bus services run to and from Abingdon, Oxford and Wantage and of course this area is a commuter’s dream with Didcot Parkway railway station offering services to London Paddington in approximately 45 minutes just 4.2 miles away.
If bracing walks through the Oxfordshire countryside are your thing you’ll love the miles of footpaths along which to trudge. Drayton Village has a pre-school and primary school and local state schools including UTC Didcot and Didcot Girls’ School are well regarded. You’re spoiled for choice with independent schools nearby, which include Abingdon, Headington, St Helen & St Katherine, Our Lady’s and The Manor.
