1: Make more of your outside space

Outside space has never been more important.  Whether it's an acre of formal gardens or a small patio suntrap, outside space is the number one feature that home buyers are looking for right now.  How are your outside spaces presented?  Are they showcased in your online advert to attract buyers?

Our suggestion:  Let's really set the scene - show potential buyers exactly how they could use the space to provide the lifestyle they aspire to.  Whether they are dreaming of enjoying their morning coffee and croissant admiring the view, or relaxing with a G&T in the evening, watching the sun setting.  It's really important you present this sense of aspirational lifestyle, both in your online advert, and in person, when buyers come to view your home.  When it comes to outside space, it's as important - and to some buyers more important - as your inside space. 

 

2: Add 'work from home' potential

Many companies now realise that most people appreciate the ability to work from home, and space for home offices has become increasingly added to buyers' wishlists.

Our suggestion:  Have you got an office space, or at least a corner you can carve out to add a little desk?  Can you present in a way that allows a buyer to imagine themselves working there?  Portray the work-from-home lifestyle, by adding attractive office accessories, a laptop and even a cup of coffee, so your online advert attracts a buyer.

 

3:         Increase value potential

As the world economy begins to open up once again, many homebuyers are understandably a little cautious about their next purchase.  Naturally, they want to make sure your home is a safe investment for them, and their family.  The more comfortable they are that your home is worth the asking price, the higher and more solid their offer will be.

Our suggestion: Make a list of any alterations, changes or improvements a buyer could make to your home, that could potentially add value to it in the future.  The likelihood is that the new buyers will never actually make these changes, but they will feel a lot more comfortable parting with their money if they believe there is an opportunity to grow their investment, if they choose to.

 

And there you have it:  three simple changes that could turn your home from being ignored by buyers, to being on their shortlist, and perhaps becoming their favourite.
