We receive emails like this increasingly often at the moment, especially as we rapidly approach March 29th. Lots of people are worried about the impact of 'No Deal' on the housing market and ask our advice as to whether they should wait until everything is sorted out.
The difficulty is that no-one truly understands the impact of Brexit until it happens - everything up until now is speculation verging on 'best guess'.
Brexit has indeed had an impact on the property market with many major high street agents seeing a decline in new listings. However, we are not an agency that depends on high volume of properties on our books as we focus on unique and beautiful homes and so it has not had quite so much impact on us. We continue to list new homes and those that are both priced and marketed well are receiving offers at the asking price.
People still need to buy and sell property; Brexit or no Brexit people still need to downsize, relocate or divorce. The question any potential seller needs to ask themselves is why do you need to sell? If you absolutely need to sell then doing it now or waiting until next year is unlikely to make a great deal of difference.
We don't think we'll see a house price increase in the next 12-24 months - prices may well dip a little more but this is usually more to do with supply and demand. We are coming up to spring and this is usually the best time to market your home. If you need to sell then now is as good a time as any.
