Super-Smart Pricing: How to use Rightmove's Three Zero Pricing Strategy to Stand Out Online

Why?  Well, if your property price ends in anything other than three zeroes, or if you're just over or just under one of Rightmove's price search brackets, you could be missing out on vital traffic from Rightmove and the other property portals.

The reason behind this is that Rightmove doesn't conduct an intelligent search. If you price your property at £999,995, it won't show up for anyone searching for a property from £1,000,000.  In other words - you're invisible to all those people who are looking in the price bracket for your home.

It's also true for properties priced just over one of Rightmove's price categories.  For example, we see a lot of luxury homes priced at £1,025,000 - but choosing this price means your home won't show up for anyone looking up to £1,000,000.  This means you could be missing out on potential buyers who could stretch their budget a little further for the perfect home.  Some buyers are prepared to go as much as 20% over their initial budget to secure the right property - so an 'offers over £1m' strategy would significantly widen your audience and maximise the number of potential buyers who see your property online.

The key thing to remember is to go onto Rightmove and have a look at the price brackets in the dropdown menu at the top.  If you price your property at exactly the same as one of the prices listed in the dropdown, you will appear in at least TWO searches.  For example, if you price your home at exactly £1,000,000 you will show up in a search from £900,000 - £1m AND a search from £1m to £1.25m.
